Speed Trap Ahead For Homebuilders!

Leaving my home to drive to my office this morning I noticed that a motorist had been pulled over across the street by a policeman, the same location in which I had seen several similar situations over the past few weeks and I realized that my neighborhood was apparently the location of a new speed trap.  While I welcomed the fact that the local constabulary was doing their part to make the streets…See More

Were you born ready for success?

“I was born ready” – I am certain that you’ve heard this cliché in dozens of movies including Big Trouble in Little China, Oceans 13, Just Friends, Blade Trinity and New Jack City.  It makes a good and sometimes even great line of dialogue in a film but I have my doubts that it is true in real life.I know that in my own life I was certainly not born ready for almost anything – for…See More

Simple gifts

“Simple Gifts” is a Shaker dance song written and composed in 1848 by Elder Joseph Brackett and one of the better known American folk songs.  It is my favorite portion of Aaron Copeland’s Appalachian Spring and equally enjoyable as performed by Yo-Yo Ma and Alison Krauss (available on YouTube). Many of my readers are probably familiar with the lyrics: ‘Tis the gift to be simple, ’tis the gift to be free‘Tis the gift to come down where we ought to be.And when we find ourselves in the place just…See More

What we do not see

The homebuilding industry, at least for many of the larger builders, has become far more sophisticated in recent years thanks in part to the almost limitless amount of data that we have available to analyze.  New economic facts including employment data, balance of trade, inflation, CPI movement, consumer sentiment and all kinds of interest rates are published almost daily.  Building permit and…See More

Missed opportunities.

Several years ago I decided not to attend a Bee Gees concert. The event was in Miami Beach on New Year’s Eve and the thought of a long drive home late at night with drunks on the road overcame my desire to see a group that I have always greatly enjoyed. Following Maurice’s death in January 2003, the group disbanded and I realized that I had made an error in judgment, missing an opportunity that would never come again, a decision I have regretted for the past ten years.Last night I had a second…See More

The Art of War applied to homebuilding

The Art of War is a 2,000 year old Chinese military treatise attributed to Sun Tzu.  Composed of 13 chapters, each of which is devoted to one aspect of warfare, it is considered to be the definitive work on military strategy and tactics of its time.  It has been translated into dozens of languages and is still read today for its military insights. As a strategist and tactician, I respect and…See More

What’s really important

Most housing markets around the country have hit bottom and are now on the road to recovery, a recovery that will be a slow but steady process.  For most of us in the homebuilding industry there are still several months of challenges to be faced and many days filled with hard work in front of us.  The past few years have certainly been difficult but, as the recovery comes to be and our industry returns…See More

“You do not know this market, it’s different here”

It does not matter whether I go north, south, east or west; to a large metropolitan area or a small remote town.  It does not matter if I am there to explore new market opportunities, strategize a new development, reposition an existing community, work with a homebuilder on new products or otherwise assist a client or if I am in town to teach a class or lead a seminar.  Repeatedly the response I receive…See More

Proper communication: an essential requirement to make any sale

I was having a discussion with my wife this Saturday morning as we were preparing to begin our morning errands for the weekend including picking up supplies for several home maintenance chores. She continued to speak as she was brushing her teeth and what I heard her say was “WHA OOH GANO WALD”. After I stopped laughing, I had a minor epiphany (something that seems to be occurring more frequently as I get older and something that I find somewhat unusual as I am Jewish), realizing that what we…See More

Truer now than ever for the homebuilding industry – “There are none so blind as those who will not see”.

The quotation above is attributed to John Heywood, a fifteenth century English writer. It closely resembles several Old and New Testament verses, most notably Jeremiah 5:21 (“Hear now this, O foolish people, and without understanding; which have eyes, and see not; which have ears, and hear not”) and Matthew 13:13 (“Therefore I speak to them in parables: because they seeing see not; and hearing they hear not, neither do they understand”). So this concept has been around for quite some time.Yet…See More

IT’S ALL ABOUT SALES!

Now, more than ever, each individual sale is critical to success and profitability. And incremental sales, those “extra” sales after the fixed costs have been met incur only incremental costs and are especially profitable.I have had the opportunity to become familiar with a number of new products, services and technologies that are available in the homebuilding industry today that produce that exact…See More
